If you are disturbing more than 2500 square feet of property, your addition will require a site plan to explain the accommodations that will be made for rainwater run-off. This will add time and expense to your project, but D+G can guide you through the process.
The costs for architectural and design services are additional to Denny + Gardner's charges, and you work with those providers directly with as much or as little input from D+G as you would like as plans are developed.
Your choice of finishing materials (flooring, lighting, fixtures, etc.) is the greatest variable cost in your total cost. The sooner you make these decision, the better.

What To Expect: Home Additions Projects

At our initial meeting, we'll discuss:

Purpose and style of the addition
Feasibility, considering size of lot and set-back requirements
Complexity of internal and external tie-in to the rest of the house, including grading issues
Budget

Based on these factors, we will recommend the best fit from our network of recommend architects. Depending on your comfort level with design decisions, we can also recommend a designer to work as part of the planning team.

Once the architect has produced a pricing (or bid) set of plans, Denny + Gardner will prepare its estimate for construction, which includes labor and all building materials. The estimate includes step-by-step details for every phase of your project, so there are no surprises down the road.

A permit set of plans is submitted to the county and once permits are received, a start date and schedule are set.
